I've lived in Bukit Timah for nineteen years. I know which apartment blocks have the worst floor plates, which roads catch the afternoon sun, which schools enrol via 1km radius and which by ballot.

Walk-ups and low-rise. Old neighbourhood, slow change. Best for buyers who want character and don't mind smaller floorplates. I close 3-4 transactions a year here.

Resale HDB and executive condos. Family neighbourhood, good MRT access, value at the price point. Different buyer profile but same level of care.
